What to look at, from the ground and from the attic
A guide from rated material life, not an inspection. Nothing here has seen your roof. Two roofs of the same age on the same street routinely need different things, and only somebody up a ladder can tell you which yours is.
Why age is only half of it
A rated life is a laboratory number reached in ideal conditions. What actually ends most roofs early is not the covering wearing out: it is a detail somewhere else. Flashing at a chimney or a skylight, a valley that was reused when it should have been replaced, or an attic with no intake ventilation that cooks the underside of the shingles at temperatures the manufacturer never tested for.
That is why the list above starts at the gutters and the attic rather than at the shingles. Granules in the downspout and staining on the roof boards both show up years before anything is visible from the street.

When to replace rather than repair

- Decking is soft over an area rather than at one spot — that is water that has been getting in for a long time.
- You are selling within a year or two, in which case get the quote in writing either way. A known number is worth more in a negotiation than an unknown roof.
None of that is a rule. It is what a straight contractor will tell you when you ask them to argue against their own bigger job, and asking exactly that is a good test of the contractor.
